Linear Gate Motor & Opener in Conroe: What to Know First

Linear gate motor and opener service in Conroe comes down to one question most of the time: can the operator be repaired, or is the board gone? We’re an independent Linear service provider, not a factory warranty station, and we work on Linear operators across the Conroe area, from Teas Lakes to Barton Woods. Most Linear repairs happen same visit because we carry the common boards, limit switches, and capacitors on the truck. Every job gets a written price before we open a panel, and the 365-Day Done Right Promise covers the work for a full year. Call (936) 297-5126 and a live person answers.

This page is for Conroe homeowners with a Linear swing or slide gate operator that’s stopped, gotten loud, reversed mid-cycle, or stopped responding to the remote. If you know it’s a Linear but not which model, that’s fine. We identify it on arrival.

How Linear Products Fail — and How We Fix Them

  • Linear LSO slide operators and capacitor death. The LSO series used on a lot of Conroe slide gates has a startup capacitor that fails slowly. The gate gets sluggish for a few weeks, then won’t move at all. We test the capacitor under load, and if it’s out of spec, we replace it with a same-rated OEM spec part. This is a $140–$260 fix on most LSO units, not a new operator.
  • Linear APeX and SW series limit switch drift. The mechanical limit switches on older Linear swing operators drift over time, especially on gates that get jostled by wind or backed into. The gate stops short or travels too far and the motor strains against the stop. We set the limits, photograph the final position, and hand you the reading so it’s documented for next time.
  • Linear M3 control board relay failure. The M3 board runs a lot of Linear operators made from 2010 onward, and the master relay eventually welds or the contacts pit. Symptoms: the gate hums but won’t move, or moves in one direction only. We test relay continuity at the board and replace the board with a Linear OEM board when the relay is shot. Board replacement on a Linear M3 typically runs $320–$480.
  • Rain intrusion into the DO (drive operator) enclosure. Conroe gets heavy rain in spring and fall, and Linear DO-series enclosures with old gaskets take on moisture. Corrosion on the terminal strip and transformer creates intermittent faults that will drive you crazy. We dry the enclosure, clean or replace the terminal strip, replace the gasket, and document the before and after. Most DO-series moisture repairs land between $180 and $320.
  • Linear actuator nuts stripping on gate arms. The threaded travel nut inside Linear gate arms (the part that moves the arm in and out) is a wear item. When it strips, the gate arms move in slow motion or chatter. We can rebuild the arm with a replacement travel nut rather than buying a whole new arm assembly, which saves a couple hundred dollars on most jobs.

Our Linear Gate Motor & Opener Process

Our Linear Gate Motor & Opener Process
  1. 1
Call and get a live person. We answer the phone, and we’ll ask what the gate does when you press the remote, how old the operator is, and whether it’s swing or slide. That’s so we load the right parts before heading your way.
  2. 2
On-site diagnosis in writing. We test the incoming voltage, the capacitor, the limit switches, and the control board. Then we hand you a written scope with a flat price before any work begins. You approve it, we start. You don’t, we leave. No charge for the estimate.
  3. 3
Parts decision, made transparently. We tell you when OEM Linear is the right call (control boards, travel nuts) and when a quality aftermarket part matches the spec for less. We never hide what goes in your operator.
  4. 4
The repair itself. On a Linear motor replacement or board swap, we also set the limits, cycle the gate a minimum of ten times, and run a force test to make sure the obstruction reverse works. This is where a lot of cheap gate repairs skip steps.
  5. 5
Cleanup and the photo record. We sweep the area, zip any wiring back down, and hand you a photo log: what we found, what we set, the part number installed, and the limit switch readings. That’s documented under The Haven Standard, Clause 4.
  6. 6
Year of coverage. Your Linear repair is covered by the 365-Day Done Right Promise. A full year, no argument, no fee if it fails again.

What Linear Gate Motor & Opener Costs in Conroe

For Conroe Linear gates, the price depends on what actually failed. Here are the numbers we quote most often:

  • Linear capacitor replacement: $140–$260
  • Limit switch reseat and adjustment: $110–$190
  • Linear M3 or M3 control board (OEM): $320–$480
  • Gate arm travel nut rebuild: $180–$320
  • Linear operator motor replacement (parts + labor): $520–$850

The price you get is written and fixed before we touch your gate. What moves it: model age, parts availability, and whether the arm bracket or chain rail took damage. Call (936) 297-5126 for a free estimate, and you’ll get a number, not a runaround.

Why Conroe Homeowners Call Vance Gate Repair Conroe for Linear Work

We’ve repaired and installed more than 22,000 gates since Adrian Vance started this company in 2014, and every one of those jobs left with a written price agreed up front and a photographed record of what happened. That’s not a marketing slogan. That’s the Haven Standard we operate under on every job, including yours. We don’t steer a Linear customer toward a different brand because we’re a Linear sales partner. We’re not. We fix what’s there, and we know Linear’s model lines well enough to tell you honestly whether the operator has years left in it.

And if the job ever grows beyond a Linear operator, we work on LiftMaster, Mighty Mule, Ghost Controls, and DoorKing too. One company, whatever motor is on the property.
