The gate had sagged nearly four inches at the latch side, and the top rail showed a visible twist from years of wind load and a hinge plate that was never properly reinforced. We removed the gate, laid it flat, cut out the bent section of the top rail, and welded in a new section with a gusset at the hinge point. The gate now closes square against the post, and the latch engages without lifting.

Failed Swing Gate Motor Replacement

The original motor had seized after water intrusion through a cracked cover, and the capacitor had swollen to the point of leaking. We matched the existing arm geometry, installed a new LiftMaster swing motor, and replaced the corroded mounting bolts with stainless hardware. The gate now opens in eleven seconds, and the homeowner has a photo record of every connection point.

Misaligned Photo Eyes Causing Intermittent Reversal

The gate would start closing, then reverse halfway through the travel for no obvious reason. We found the photo-eyes, the infrared beam pair that stops the gate if something crosses the path, misaligned by roughly two inches after a recent landscaping project shifted the sensor post. We reset the brackets, cleaned the lenses, and verified the beam alignment with a meter. The gate now closes fully without false reversals.

The sliding gate had developed a grinding noise and a noticeable shudder every time it moved. We pulled the gate back and found both cantilever rollers had flat spots on the wheels and the bearings were shot. We replaced all four rollers with sealed-bearing units, greased the new components, and adjusted the gate height to clear the rough patch on the concrete track. The gate glides now, and the noise is gone.

Rotted Wood Gate Rebuilt with Steel Frame

The old gate was built entirely from cedar, and the bottom rail had rotted through where it sat against wet ground after heavy Conroe rains. We built a new steel frame with a cedar infill, powder-coated the steel to match the existing fence line, and replaced the hinge hardware with adjustable barrels. The gate should outlast the fence now.

Broken Gate Hinge Weld Repair

The weld on the bottom hinge had cracked all the way through, and the gate was hanging from the top hinge alone. We removed the gate, ground out the old weld, and re-welded the hinge with a reinforcement plate behind it. The repair is stronger than the original, and the gate swings without any drop at the latch side.
