Which BFT Models This Applies To

The BFT lineup used in Conroe driveways breaks down into a few series, and the motor inside is not interchangeable across all of them. The Deimos series (common on swing gates up to about 16 feet) uses a 24V DC motor with an encoder that feeds position data to the control board. The Phobos series, which shows up on heavier swing gates and some slide conversions, runs a different mount pattern and a higher torque rating. The quick way to identify what you have: open the cover and look at the label on the side of the motor housing. BFT prints the model, the torque rating in Newton-meters (Nm), and the production code there. If the label is sun-faded or missing, measure the bolt pattern on the mounting plate. Deimos motors use a 4-bolt pattern on roughly 95mm centers. Phobos is wider, closer to 130mm. Mixing up the pattern because “they look the same” is the most common ordering mistake we see in Conroe, and it means the bracket won’t seat even if the motor spins fine on the bench.

OEM BFT motors are our default recommendation.   • Gate slows noticeably, especially in one direction. A DC motor losing winding efficiency will still move the gate but pull more current doing it. That’s the beginning of the end for most Deimos motors we replace in Conroe.
  • Humming sound with no gate movement. On BFT slide gates, this is usually the capacitor, not the motor itself. On swing gates, it’s more likely the arm gear has stripped while the motor still spins. We diagnose this in minutes with a clamp meter.
  • Intermittent stops followed by a fault code reset and normal operation. This points to the encoder signal degrading. The motor may work for another week or another year, but the board is getting confused about gate position, and that’s a safety issue, not just a nuisance.
  • Burning smell from the housing after heavy use. Motor windings getting too hot means the insulation is breaking down. In Conroe humidity, that breakdown accelerates, and the motor is on borrowed time.
  • Visible corrosion on the motor terminals or connector pins. BFT motors are sealed, but the terminal block isn’t a hermetic seal. Here’s the honest split. What you can safely do yourself: check the circuit breaker for the gate, confirm the battery backup (if installed) isn’t the thing that’s dead, and look for obvious physical obstructions in the gate path like a branch or a rock that got into the track. If the gate is a slide gate, look at the chain or rack for anything wrapped around it.

What’s not safe or sensible to DIY: opening a BFT motor housing and probing around. These units carry 24V DC, 115V AC, or 230V AC depending on the model, and some of them store charge in capacitors that will give you a serious jolt even with power disconnected. The encoder calibration also requires the board’s setup procedure and a meter that can read the feedback signal correctly. Get the calibration wrong and your gate will close on a car or a person because the board no longer knows where the gate actually is.
